Mumbai's air quality: five micro markets for real estate buyers.

For the past two years, Mumbai’s air quality has been declining, endangering the health of its residents. The Mumbai civic body, known as the Brihanmumbai Municipal Corporation (BMC), has released recommendations to be followed by real estate developers in the Mumbai real estate market and other infrastructure project executing agencies to minimize pollution in light of the air Mumbai’s air quality once again reaching alarming levels.

There are currently about 6,000 construction sites in the city, including private real estate projects, the Bandra Versova Sea-Link project, the Mumbai Coastal Road project, the Mumbai Trans Harbour Link (MTHL) project connecting Mumbai and Navi Mumbai, and several Metro projects being carried out by the authorities Mumbai’s air quality.

Furthermore, regardless of the state of the building, green cloth or jute sheet coverings should be used at construction sites.

The BMC has stated that it will issue a stop-work notice to any unfinished structure.

1: Bandra Kurla Complex (BKC)

The US Consulate is located in BKC, India’s priciest business district, which is also home to a number of international corporations, banks, and IT companies.

On October 26, BKC’s air quality index (AQI) was 179, meaning it was deemed moderately polluted.

Adjacent regions like Kalanagar and Maharashtra Nagar, in addition to BKC, also struggle with poor air quality. Over the last ten years, a number of prominent developers in the city have built flats in Kalanagar.

2: Chembur

Situated at the tip of Mumbai, Chembur is a major neighborhood with easy access to Pune, Panvel, and Navi Mumbai. Adjacent micro markets like Govandi and Mankhurd, in addition to Chembur, experience comparable issues with air quality.

3: Mazgaon

Compared to other south Mumbai micro markets, Mazgaon, which is situated on the eastern beachfront, is thought to be one of the more reasonably priced ones.

Mazgaon’s moderately high AQI of 130 was recorded on October 26. Local brokers claim that apartments in the micro-market cost between Rs 25,000 and Rs 40,000 per square foot.

4: Andheri

Mumbai’s well-known western suburb of Andheri is home to a number of business office buildings with convenient access to the Mumbai International Airport. With its industrial presence, the Andheri micro-market is also experiencing traffic jams and the development of different infrastructure projects, which is causing the air quality to deteriorate.

The Andheri AQI for October 26 was 166, which is regarded as moderate.

5: Malad

Another suburb to the west is called Malad, and it has a high street with two malls as well as a number of business offices. But now that the Metro project is finished, some relief is anticipated this year. On October 26, Malad’s AQI was 133, indicating a moderate reading.
